Dear Ironwood Condominium Association, Inc. Homeowners:
The Annual Meeting of the Ironwood Condominium Association, Inc. has been scheduled for Tuesday, November 13th at 7:00 p.m. It will be held at the Boulder Country Club.
Enclosed are the meeting agenda, minutes of last year’s annual meeting and a proxy form. If you cannot attend, please return the proxy in the self addressed envelope provided as we must have at least seven persons in attendance or proxies received in order to conduct the meeting.
BOARD MEMBER NEEDED
An election will be held for one board position which is expiring. The member whose term is expiring is Bob Starke. The current board and expiration terms are as follows:

Wendy Smail 2008
Carol Bogner 2008
Bob Starke 2007
Bob Maynard 2009
Todd Purvis has agreed to run for the vacant seat and we will take nominations from the floor for any additional candidates. If you are interested in serving on the Board, or have questions about the duties and responsibilities of serving on the Board, please contact either a Board Member or Wendy Williams, Community Association Manager, prior to the meeting. Nominations will also be taken from the floor at the meeting. Anyone wishing to run for a position on the Board should be prepared to give a brief summary of their background and the reasons they would like to serve on the Board. Board members elected this year will serve through October 2010.
Enclosed is a copy of the proposed budget for 2008. There will be no increase in assessments at this time.
Also enclosed is also a copy of a just completed Reserve Study. As we had expected, it shows that our Reserve Fund is severely below where the study says it should be. The author of the study proposes that we increase the dues by 22% next year and 3% every year after. This study is a guideline and certainly lays out what major tasks will have to be done over the next several years. The board is looking at several alternatives to boost the Reserve Fund. Please review the study. It and the budget will be the main topics of conversation at the meeting.
We will also be posting a meeting agenda on the community website at www.Ironwoodboulder.com.
